On June 24, the Surfside Champlain Tower on the north side of Miami Beach collapsed, and a lot of people have died. In Miami, right after that, 507 buildings have requested 40-year certificates. ❛Buildings in Miami that are 40 years old and every 10 years thereafter are required to apply for a certificate to reconfirm their safe❜ Inspectors visited the building during the application process. Now, evacuation orders have been issued for Crestview Towers in North Miami Beach and 1619 Lenox Avenue in South Beach due to the possibility of building collapse. In addition, 10 other buildings have been warned that they need immediate re-inspection. The Champlain Tower is located adjacent to the north side of 87 Park, one of Miami's most exclusive condominiums, and just a few blocks from the ultra-luxury Fendi Chateau, Arte Surfside, Four Seasons Surfside and more. The cause of the destruction is not known, but we can suggest that it due to a combination of ground and building code problems and the effects of hurricanes that have left significant damage in the past. These causes are common to all existing buildings, and we are concerned about their impact on the real estate industry in the future. No major changes so far, but condo buyers are starting to request engineering reports for properties they plan to purchase. Only a few condominiums have this kind of documentation, and it has had an impact on cancelled sales and postponed closings.
